House product manufacturers

When evaluating house products, you must prioritize structural integrity and material durability. Key specs include Q235 or Q345 galvanized steel frames for corrosion resistance, sandwich panel thickness (50mm-100mm) with Rockwool or PU (Polyurethane) cores for superior thermal insulation and fire resistance, and floor load-bearing capacity (typically ≥200kg/m²). Ensure the windows are double-glazed tempered glass for energy efficiency and soundproofing.

Compliance is the most critical factor in cross-border housing procurement. You must verify that the supplier can provide CE (Europe), AS/NZS (Australia/New Zealand), or IBC (International Building Code) certifications. Specifically, check for wind load resistance (up to 120km/h or higher) and seismic resistance (Grade 7-9) ratings. Always request stamped structural drawings from the manufacturer to facilitate local permit approvals.

Modular houses are highly versatile, ranging from temporary site offices and labor camps to luxury eco-villas and granny flats. Professional suppliers on Made-in-China.com offer extensive customization, including internal layout modifications, exterior cladding aesthetics (WPC or PVC panels), and integrated smart home systems. For remote areas, ensure the supplier can integrate off-grid solar power and rainwater harvesting systems.

To avoid costly retrofitting, ensure all electrical components (wires, sockets, breakers) meet UL (USA), SAA (Australia), or VDE (Europe) standards. Plumbing should utilize PEX or PPR pipes for longevity. It is highly recommended to request a factory pre-assembly test, where the supplier installs the systems and provides a video walkthrough or third-party inspection report before dismantling for shipment.

The biggest risks are shipping damage and non-compliance with local zoning. Mitigate these by using Sea Worthy Packaging (steel pallets or reinforced crates) and purchasing Comprehensive Marine Insurance. To ensure transaction security, use Secured Payment services on Made-in-China.com and release funds only after receiving the Bill of Lading and successful third-party quality inspection.

Focus on Total Cost of Ownership (TCO) rather than just the unit price. Negotiate for spare parts (extra panels, glass, and fasteners) to be included at no cost (usually 2-3% of order value). For large orders, request a staggered payment schedule linked to production milestones (e.g., 30% deposit, 40% after frame completion, 30% after final inspection) to maintain leverage.

Most modular houses are shipped via 40ft HC (High Cube) containers. 'Flat-pack' designs allow for 3-4 units per container, significantly reducing freight costs. For fully assembled 'Foldable' houses, ensure the supplier is experienced in SOC (Shipper Owned Container) logistics if the unit dimensions exceed standard shipping sizes. Always confirm the Incoterms (FOB or CIF) to clarify who handles customs clearance and local drayage.

Conduct a waterproof test (hose test) on the roof and window joints to check for leaks. Verify the galvanization thickness of the steel frame using a coating thickness gauge to ensure rust protection. Finally, ensure a detailed installation manual and video guide are included, as local labor will need these for efficient on-site assembly.
